Highlights from recent releases, grouped by completed rollout. Each date shows when all changes in that group were available (Eastern Time).

Updates through September 3, 2026

  • PDF labels and previews. In Settings > Estimate Defaults > Default PDF Label, change or hide your default label and choose Edit with preview to try heading sizes on sample individual and comparison PDFs. Individual estimates can override the label; company users need their company to enable label changes.
  • Clearer sharing guidance. PDF and Web View Link options explain when title fees are loading or a section needs review and re-submission.

Updates through August 27, 2026

  • Smoother First American requests. Title questions check missing or invalid answers, transaction type is clearly marked as required, and Re-submit Title Products helps you refresh outdated saved details.
  • Home-screen access. Supported devices can use a branded Lightning Estimates icon and app-style display.

Updates through August 11, 2026

  • Clearer manual mortgage insurance entry. Accounts without integrated MI quoting show Is MI required? for qualifying conventional loans, with manual entry when needed.
  • Restart an ended subscription. Billing directs individual and team subscribers to start a new subscription after a cancelled one has fully ended.

Updates through July 29, 2026

  • USDA fee choices and calculations. Choose Finance in loan amount or Pay at closing for the upfront guarantee fee. Annual-fee and APR calculations are corrected, and USDA setup uses a 30-year fixed term.
  • Preview plan-change charges. Self-service Billing shows today's prorated charge and its breakdown before you confirm an individual or team plan change.

Updates through July 10, 2026

  • Refinance details in Web View Links. When selected for the estimate, borrower-facing links can show monthly savings and break-even timing.
  • Fee-setting corrections. Fixed Appraisal Costs setup errors and preserved fee-template APR percentages in title-service calculations, including fallback charges.

Updates through June 25, 2026

  • More reliable title fees and loan amounts. Expand grouped First American fees to see component and buyer/seller amounts. Exports wait for First American fees to finish applying. New Jersey purchase fee groups are corrected, as is recalculation after property-value changes for linked loans, including second mortgages.
  • Team management and billing. Owners can manage invitations and eligible members under Team > Team Membership. Billing shows team coverage, owner contact details, per-user prices, and team totals as appropriate; invoice-billed accounts see a read-only summary.
  • Company Enterprise access. Fixed Web View Link access for users covered by company Enterprise subscriptions or trials.
